Title

For property within 50 KM of the ocean or 100 KM of a national border (known as the Restricted Zone), Foreign Nationals hold beach property title in a 50 year, renewable bank trust (Fidiecomiso). For property further inland, Foreign Nationals hold title Fee Simple the same as Mexican Nationals.

Notario Publico

Required by Mexican law to handle each real estate sale. A licensed attorney and a licensed Notario by the Federal government, Notarios have broad powers e.g. collecting capital gains tax from seller, appraising property, performing lien review and title search among other functions.

Escrow

Professional third party to hold your good faith deposit from accepted offer through closing. We recommend both buyer and seller execute an escrow agreement with a title insurance company after which the deposit is made.

Title Insurance

Several US based title companies (notably First American and Stewart) offer tile insurance in Mexico for the full sale price of the home.

Property Damage Insurance

Full range is available including catastrophic storm, earthquake or fire damage as well as standard personal injury or property damage circumstances.

Mortgage Lenders

Several banks and finance companies offer a variety of home mortgage payment plans.
